This policy explains what The Practitioner Multiplier℠ — operated by DFP Enterprises, LLC — collects when you use it, how we use it, and the choices you have. It applies to everyone who uses the platform: visitors who browse the site, consumers who purchase a single valuation report, and licensed real estate professionals who use it in their business. It works alongside our Terms of Use.

What we collect
When you create an account or run a valuation, we may collect:
- Account identifiers — name, email, tenant affiliation, and session credentials used to authenticate you.
- Property inputs — addresses, parcel references, and property characteristics you submit for analysis.
- Location data — normalized address and coordinates derived from the property you enter. When you value your own home, this may be treated as precise location tied to your account.
- Run history — valuation outputs, confidence scores, comparable selections, and audit metadata needed to reproduce deliverables.
- Usage logs — timestamps, feature usage, and error diagnostics for support, billing, and quality assurance.
Cookies and similar technologies
We use cookies and similar technologies for sign-in sessions, security, and remembering your preferences. These are functional — the platform does not work without them. We do not use third-party advertising cookies or cross-site tracking. Analytics, where used, measure feature usage in aggregate. You can clear or block cookies in your browser; blocking functional cookies will prevent sign-in.
How we use your data
- Generate and store the deliverables you request.
- Authenticate users and enforce tenant entitlements.
- Improve platform accuracy, reliability, and product quality.
- Bill subscriptions, sponsoring brokerages, and program access.
- Build de-identified property analytics where permitted — valuation outcomes, comparable patterns, and market signals without selling your personal contact information.
We do not sell your client-specific contact information to third-party marketers.
Who we share data with
We share data only as needed to run the platform:
- Service providers — hosting, database, payment processing, email delivery, and licensed property-data providers who process data on our behalf under contract. They may use it only to provide their service to us.
- Payment — card details go directly to our payment processor; we never store full card numbers.
- Your brokerage — if your access is sponsored by a brokerage, we may share usage and billing information with it.
- Legal — when required by law, subpoena, or to protect the platform, our users, or the public.
- Business transfer — if DFP is involved in a merger, acquisition, or sale of assets, data may transfer as part of that transaction; this policy continues to apply to it until amended with notice.
We do not sell your account information or your client-specific contact information to third-party marketers. The one data offering that may constitute a “sale” under some state laws — property-owner contact information — is described in its own section below, with its own opt-out.
Anonymous consumer runs
A limited free valuation path may run before sign-in. Those runs may not carry a user identifier. We retain de-identified property facts from anonymous runs as aggregate market intelligence. Because no account is attached, those rows are not subject to per-user deletion in the same way as signed-in activity — this position is disclosed here by design, not by accident.
Third-party data sources
Valuations combine public records, licensed data feeds, and platform-derived analytics. Licensed vendor payloads are used to produce your report and are not republished as raw third-party data products. Derived outputs belong to the platform workflow you invoked.
How the platform uses artificial intelligence
The platform uses artificial intelligence, including large language models, to analyze the property data described in this policy and to draft report content. Your data is processed by these systems to produce the deliverables you request. We do not use your personal information to train general-purpose AI models, and AI providers processing platform data do so as service providers under contract.
Property owner and contact data (Deal Finder and Land Search)
When you run a land or parcel search, the platform compiles, for each parcel, the owner of record, the tax mailing address, and parcel attributes. In the enriched tier it may also return a best-available business or personal contact (phone or email). This data is compiled from public county records, licensed parcel-data providers, publicly available web sources, and licensed third-party contact providers.
We do not act as a consumer reporting agency, and this data is not assembled or furnished for any purpose under the Fair Credit Reporting Act (FCRA), including credit, tenant-screening, employment, or insurance decisions. It is provided solely to enable real-estate research and lawful, direct owner outreach by you. Contact details are leads, not verified fact, and are not guaranteed accurate or current.
You are responsible for lawful use of every name, address, phone, and email you receive, including compliance with the Telephone Consumer Protection Act (TCPA), federal and state Do-Not-Call rules, CAN-SPAM, and state skip-trace and privacy laws. You will scrub numbers against Do-Not-Call registries, will not use an automatic dialing, prerecorded, ringless-voicemail, or mass-texting system to reach mobile numbers without prior express consent, and will honor all opt-out requests. The platform provides no dialing or texting capability.
A property owner may request suppression or removal of their contact information from platform outputs by emailing dpetroni@dfpetroni.com. We suppress verified requests and carry the suppression into future runs.
Retention
Account profile data, run logs, and generated deliverables are kept for the life of your account plus ninety (90) days after termination, unless a longer period is required for billing dispute resolution or legal compliance.
Your privacy rights
Depending on where you live, you may have the right to: access a copy of the personal data we hold about you; correct inaccurate data; delete your data; receive your data in a portable format; and opt out of the sale or sharing of personal information (see the property-owner section below for that process). To exercise any of these, use your account settings or contact us at the address below. We verify requests before acting on them, respond within the time your state’s law requires, and do not discriminate against you for exercising a privacy right. An authorized agent may submit a request on your behalf.
Signed-in runs tied to your user ID will be removed or de-identified per our data-retention schedule when you request deletion. We do not send unsolicited property solicitations based on your valuation inputs.
Property owner contact information and your opt-out rights
Some features of the platform provide the name, telephone number, and email address of a property owner (for example, land and off-market owner look-ups). Owner names and property records are drawn from public records; telephone and email information is obtained from third-party data providers. Because we make this contact information available to our subscribers for a fee, this activity may constitute a “sale” or “sharing” of personal information under some state privacy laws.
You may opt out. If you are a property owner and do not want your contact information made available, you may request that we stop selling or sharing it and delete the contact record we hold. Submit a request through our Do Not Sell or Share My Personal Information page, or email dpetroni@dfpetroni.com. You do not need an account. A request takes effect on our systems promptly and is confirmed within 15 days, and an authorized agent may submit it on your behalf.
State availability. We do not make the owner contact-information feature available for individuals who reside in California, Connecticut, New Jersey, or Vermont. Public property records may still be displayed.
Not a consumer reporting agency. We are not a consumer reporting agency, and this information is not a consumer report under the Fair Credit Reporting Act. Subscribers are contractually prohibited from using it for any FCRA-covered purpose, such as credit, insurance, employment, or tenant screening.
Security
We use industry-standard transport encryption, access controls, and tenant isolation. No method of transmission or storage is perfectly secure; report suspected issues to the contact below.
If a security incident affects your personal data, we will investigate, take corrective action, and notify affected users and regulators as required by applicable law, using the contact information on your account.
International access
The platform is operated from the United States and is intended for use in connection with United States real estate. If you access it from outside the US, your data is processed and stored in the US.
Children
The platform is intended for adults. You must be 18 or older to create an account or purchase a report. We do not knowingly collect data from anyone under 18; if we learn we have, we delete it.
Changes
We may update this policy with notice through the app or your registered email. Continued use after the effective date constitutes acceptance of the revised policy.
